Who we are
Valrema is a maintenance coordination service operated by Valtana Solutions LLC, based in Dallas–Fort Worth, Texas. We help residential property managers coordinate maintenance requests between tenants, property managers, and vendors using SMS-based communication and AI-assisted work-order management.
What we collect
To coordinate maintenance requests, we collect and process the following information, provided by the property management company or directly by tenants:
- Names and phone numbers of tenants and property manager contacts
- Unit and property addresses associated with maintenance requests
- Maintenance request content, including text messages and photos sent to the dedicated Valrema number
- Message logs between tenants, Valrema, and property managers
- Work-order details, vendor dispatch records, and approval history
How we use it
We use this information solely to:
- Create, classify, and track maintenance work orders
- Dispatch the property manager's chosen vendors
- Send status updates to tenants about their requests
- Maintain an immutable, timestamped event trail for each work order so the property manager can answer "where is work order X?" at any time
We do not sell personal information.
SMS terms
Valrema communicates with tenants and property managers via SMS. By texting the Valrema number, you agree to receive text messages related to your maintenance request.

We may share limited work-order information (such as the property address, description of the issue, and tenant contact details) with the vendors dispatched by the property manager, strictly to fulfill the maintenance request. This sharing is limited to what is necessary to complete the repair and is not used for marketing.
Who can see your information
Work-order information is visible to:
- The property manager who owns the account
- Vendors dispatched by the property manager to fulfill maintenance requests
- Tenants, who receive updates about their own requests only
Data retention
Work-order records and the associated event trail are retained for the life of the property manager's account. Consent records and message logs are retained for the duration of the tenancy plus four years, in accordance with regulatory requirements. After that period, data is deleted or anonymized.
Data ownership & export
The property manager owns all work-order data associated with their account. Property managers may request a full export of their data at any time. Upon account termination, we will provide an export and delete all account data upon request.
Your choices
- Tenants can reply STOP to opt out of SMS messages, or contact the property manager or Valrema directly to request information about their data.
- Property managers can request a copy, correction, or deletion of their account data at any time by contacting us.
